Rohan Holdings ramps up build programme as logistics demand soars

VWR joins tenant line-up with 25-year lease agreement at Dublin Airport Logistics Park

Industrial and logistics specialist Rohan Holdings continues to take advantage of the demand for prime warehouse units in premium locations, with work underway on facilities across three logistics parks north and south of the capital.

The units will range in size from 20,000sq ft-162,500sq ft, with Rohan’s remaining landbank capable of accommodating individual units of up to 250,000sq ft.

News of the speculative-build programme follows Rohan's most recent lettings to a number of major occupiers such as Thermo Fisher, Bio-Techne and VWR (part of the Avantor group), with the latest of these including a 25-year lease with a break option at the end of year 15 at Dublin Airport Logistics Park.

Rohan’s latest developments will include units at South West Business Park. The first phase of buildings at the scheme – at the Cheeverstown Luas stop in Dublin 24, just off the M7 and a five-minute drive from the M50 – will consist of four units ranging in size from 20,000sq ft-60,000sq ft. Phase 2 will consist of a HQ-style warehouse and office building extending to 162,500sq ft and is expected to commence in the coming months.

At the 150-acre Dublin Airport Logistics Park, off the M2 and adjoining the airport campus to the west, Rohan has recently completed 120,000sq ft of pre-let space and is due to complete another 120,000sq ft in two units this summer – these will be 70,000sq ft and 50,000sq ft respectively but can be combined if required. Rohan has also submitted a planning application for Goldcrest House, a 60,000sq ft unit facing on to the M2 that is likely to be commenced in the third quarter of 2022 for delivery in the first half of 2023.

Nearby at North City Business Park, at junction five on the M50, Rohan is close to completing the 45,000sq ft “A6A/B” unit. The company is also on site with the next 45,000sq ft “A5A/B” which will include two units of 20,000sq ft- 25,000sq ft set for completion this summer.

All properties will target LEED silver sustainability credentials with clear internal heights ranging from 12m-14m, extensive yard facilities and dedicated car parking with electric vehicle charging points. Staff showers, changing and canteen facilities are also provided.
